Toilets are the single most-used plumbing fixture in any home — a typical family flushes 2,500+ times per year. That's a lot of wear on a handful of simple internal components. When they fail, they fail loudly: a running toilet wasting 200 gallons per day, a stubborn clog that won't yield to a plunger, a wax ring leak that soaks the subfloor and stains the ceiling below. Plumbers 911 Chicago handles every type of toilet work across Chicago and 245 surrounding cities — from $95 flapper replacements that silence a running toilet in 20 minutes, to comfort-height ADA upgrades for aging-in-place homeowners, to smart toilet installations with bidet, heated seat, and auto-flush features, to bathroom-remodel toilet moves requiring drain relocation and Chicago DOB permits. Every repair uses OEM-grade parts (Korky, Fluidmaster, Kohler Genuine Parts). Every installation uses a new wax ring (never reused), new braided stainless supply line, new flange bolts, and includes full fill/flush testing for 10+ cycles before we leave. Common Toilet Problems and How We Fix Them
Most toilet issues fall into a handful of categories. Here's the diagnostic map we use on-site.
Running Toilet (Water Constantly Refilling)
- Symptom: You hear water trickling into the bowl between flushes, or the fill valve kicks on every 5 – 20 minutes even when nobody's used the toilet
- Cause (90% of cases): Worn flapper — the rubber seal at the bottom of the tank deteriorates from chlorine and hard water
- Alt causes: Fill valve stuck open, float set too high, flush valve (the seat the flapper sits on) corroded
- Fix: Replace flapper (most common), fill valve (second most), or both
- Cost: $95 – $200 for flapper/fill valve; $275 – $425 if flush valve replacement is needed
- Time: 20 – 45 minutes
Clogged Toilet (Plunger Won't Clear It)
- Symptom: Water rises when flushed, drains slowly, or stays up
- Cause: Paper overload, flushed objects (toys, wipes, feminine products), or partial drain-line blockage
- Fix: Professional closet auger (6 – 25 ft), drain snake, or removal of toilet for access in persistent cases
- Cost: $185 – $375 typical; $425 – $725 if toilet removal required
- Time: 30 minutes – 2 hours
Toilet Leaking at Base
- Symptom: Water pools on floor around base of toilet; stain on ceiling of floor below
- Cause: Failed wax ring — the seal between toilet horn and drain flange has deteriorated or been compromised by a rocking toilet
- Fix: Pull toilet, scrape old wax, inspect flange (often also needs repair), install new wax ring, reset toilet
- Cost: $185 – $425; add $175 – $525 if flange is broken
- Time: 60 – 120 minutes
Weak or Incomplete Flush
- Symptom: Flush doesn't fully clear the bowl; multiple flushes needed
- Cause: Low tank water level, clogged rim jets, worn flapper closing early, partially clogged trap, failed fill valve
- Fix: Adjust float, descale rim jets (CLR for hard water buildup), replace flapper, or auger the trap
- Cost: $115 – $315
- Time: 30 – 90 minutes
Cracked Tank or Bowl
- Symptom: Visible hairline crack in porcelain, water seeping from tank, or sudden flood
- Fix: Full toilet replacement (porcelain cracks cannot be safely repaired)
- Cost: $325 – $725 labor + new toilet
- Time: 90 – 180 minutes
Toilet Rocks or Wobbles
- Symptom: Toilet moves when you sit on it or lean
- Cause: Loose closet bolts, uneven floor, failed flange, or rotted subfloor under the toilet
- Fix: Tighten bolts and shim if minor; pull toilet and repair flange/subfloor if major
- Cost: $145 – $650 depending on scope
- Time: 45 minutes – 3 hours
Types of Toilets We Install
Not every toilet is right for every bathroom. Here's how we match the toilet to the home.
Standard Two-Piece (Most Common)
- Separate tank and bowl, bolted together on site
- Easiest to repair (parts are universal and cheap)
- Lowest cost: $150 – $450 at big-box or plumbing-supply houses
- Best for: Rentals, secondary bathrooms, budget-conscious replacements
One-Piece Low-Profile
- Seamless tank and bowl — no crevice to harbor dust and grime
- Sleek modern look
- Cost: $350 – $900
- Best for: Master bathrooms, high-end remodels, easy-clean priorities
Comfort-Height / ADA-Compliant
- 17 – 19" seat height (vs. 14 – 15" standard) — easier to sit down and stand up
- Required by ADA for commercial bathrooms; popular for aging-in-place
- Cost: $250 – $850
- Best for: Seniors, tall users, accessibility upgrades
Dual-Flush Water-Saving
- Two flush modes: 1.1 GPF liquid, 1.6 GPF solid (or similar)
- Saves an extra ~20% water vs. standard 1.28 GPF
- Cost: $250 – $700
- Best for: Eco-conscious homeowners, LEED-rated projects
Smart / Integrated Bidet
- Heated seat, adjustable bidet spray, warm-air dry, auto-flush, nightlight, odor filter
- Kohler Numi, TOTO Neorest, Bio Bidet Bliss, etc.
- Cost: $1,800 – $7,500 for the unit; $450 – $900 installation labor
- Electrical required: GFCI outlet within 3 ft of toilet — we coordinate with licensed electrician if needed
Wall-Hung (Concealed Tank)
- Tank hidden in wall, bowl mounted on carrier frame
- Fully adjustable seat height during install
- Cost: $900 – $4,500 for the unit + carrier; $700 – $1,400 installation
- Requires open wall access or new framing
- Best for: Luxury remodels, small powder rooms where floor space matters
Pressure-Assisted
- Uses compressed air to deliver powerful flush
- Louder but extremely effective for homes with drain-line issues
- Cost: $350 – $750
- Best for: Old Chicago homes with flat-slope or partially obstructed drain lines
Toilet Installation Cost in Chicago
Here's what typical projects cost in 2026 dollars. Prices include licensed labor, materials (wax ring, supply line, bolts), haul-away of old unit, and warranty — not the new toilet itself unless noted.
| Job | Labor Only | With Mid-Range Toilet | Notes |
|---|---|---|---|
| Standard replacement, same rough-in | $245 – $450 | $495 – $875 | Most common job |
| Comfort-height replacement | $285 – $500 | $535 – $1,050 | ADA-compliant height |
| Dual-flush replacement | $275 – $475 | $525 – $950 | Adds water savings |
| Smart toilet (with bidet) | $450 – $900 | $2,250 – $7,900 | May need electrical |
| Wall-hung (concealed tank) | $700 – $1,400 | $1,600 – $5,100 | Requires carrier + open wall |
| New rough-in (first install) | $950 – $2,800 | +$250 – $750 toilet | Permit + drain rough |
| Wax ring replacement | $185 – $425 | n/a | Pulls and resets existing toilet |
| Flange repair + new wax ring | $325 – $950 | n/a | Broken closet flange |
| Subfloor repair + reset | $550 – $2,400 | n/a | Rotted wood from long-term leak |
What Changes the Cost
- Rough-in size mismatch: If your new toilet has a 10" or 14" rough-in and plumbing is set for 12", we need an offset flange — add $75 – $200
- Flange condition: A cracked or sunken flange doubles labor time
- Floor type: Tile floor with heavy toilet (one-piece): we protect the tile but remove/reset takes longer
- Second floor: Heavier units require 2-tech lift — add $75 – $150
- Water shutoff: If the toilet stop valve is seized or corroded, we replace it — $85 – $165
- Old vs. new construction: Turn-of-century homes with cast-iron closet bends often need flange adapters
Comfort-Height, Smart, and ADA Toilet Upgrades
The two upgrade categories we install most often in Chicago: comfort-height for aging-in-place and smart toilets for luxury remodels.
Comfort-Height (ADA) Upgrade
Standard toilets have a 14 – 15" bowl height. Comfort-height (also called "chair-height" or "right height") are 17 – 19". That 3 – 5" makes a massive difference for:
- Anyone over 60
- Tall users (6'+)
- People with knee, hip, or back issues
- Wheelchair transfers
- Pregnant women
Most major brands make them — Kohler Highline, TOTO Drake II, American Standard Champion 4. Same rough-in, same bolt pattern, same water connection. Just taller. Installation is identical to standard — labor cost doesn't change based on height.
Smart Toilet / Bidet Upgrade
Once you've used a heated seat with bidet spray on a January morning in Chicago, you don't go back. Features we install:
- Heated seat (adjustable temperature)
- Rear and front bidet wash (warm water, adjustable pressure and position)
- Warm-air dry
- Auto-flush (motion sensor or app-controlled)
- Nightlight (LED inside the bowl)
- Deodorizer (carbon filter with fan)
- Remote control or phone app
What installation requires:
- GFCI electrical outlet within 3 ft (we coordinate with electrician — $250 – $600 for new outlet)
- Water supply in standard location — no rough-in changes
- Drain / flange unchanged from standard toilet
- Weight considerations — most smart toilets are heavier; we confirm floor structure
Brands we install: TOTO Neorest, Kohler Numi 2.0 and Veil, Bio Bidet Bliss, Brondell Swash. We are not an exclusive dealer — whatever you buy, we install.
Standalone Bidet Attachment (Budget Upgrade)
If a $5,000 smart toilet isn't in the budget, we install bidet seats that attach to an existing toilet:
- Cold-water only: $150 – $350
- Warm-water (electric): $350 – $900
- Installation: $145 – $275
Connects to the toilet's water supply line via a T-valve. No drain modifications. No permits. 30 – 60 minute install.
Chicago Code and Permit Requirements
Most toilet replacements don't require a permit in Chicago because you're not relocating fixtures or altering drain/vent layout. But some jobs do.
Permit NOT Required
- Like-for-like toilet replacement (same location, same rough-in)
- Wax ring, flapper, fill valve repair
- Supply-line replacement
- Flange repair (in-place)
Permit REQUIRED
- Relocating toilet to a new location (adds drain + vent modifications)
- Adding new toilet in previously un-plumbed room (basement bathroom, second-floor addition)
- Wall-hung conversion (alters wall framing and drain path)
Chicago Plumbing Code Basics
- Minimum 15" from center of toilet to any sidewall (IPC section 405.3.1)
- Minimum 21" of clear floor space in front of toilet (Chicago amendment — 24" in new construction)
- Vent required within 6 ft of trap — no long un-vented runs
- 1.28 GPF maximum flush volume on new installations (Illinois energy code)
- Accessible installations (commercial) must comply with ADA 604 for clearances and flush controls
Permit Cost and Timeline
- City of Chicago plumbing permit: $100 – $450 depending on scope
- Plan review: 5 – 15 business days
- Inspection: scheduled within 48 hours of completion
- We handle all permit filing and inspector coordination — no paperwork for you
